The following are policies, procedures & forms that the HOA Board of Directors has put in place to facilitate a smooth and consistent processes within our community. These policies and procedures are simply put in place to facilitate the paperwork that is required by our Covenants, Conditions & Restrictions. These policies are subject to change.

Violations Procedures

1. At least 2 Board members get together and walk the neighborhood to see if there are any violations that warrant action.
2. With agreement from 3 or more Board Members a courtesy letter is sent to any homeowner with a violation requesting that they correct the violation within a certain time frame.
3. If not corrected, a violations letter is sent to the homeowner informing them that if the violation is not corrected within x number of days, the violation will be turned over to the Arbitration Committee. The Board recommends a fine amount. At least 3 Board members must sign off on each violations letter.
4. If violation is not corrected, Arbitration Committee will meet to review the fine the Board proposes to levy on the homeowner. Homeowner will be given 15 days notice of the meeting, and will be allowed to attend. Homeowner will be given minimum 5 minutes to comment on the situation or to present the committee with a plan of action to correct the violation.
5. If Arbitration Committee approves a fine, homeowner will then be sent a Statement for Fines Owed. Fines for each violation may be up to $100.00 per day, not to exceed $1000.00.
6. If violation is not corrected after this process, matter can be turned over to the attorney.
